2010 INVESTING IDEAS!


Many have asked me where I get my ideas for the unique investment opportunities I send out. The answer is I find them because I am looking for them for my personal investments. I am an Investor first and a Broker/Realtor second. I share the same opportunities where I invest with you! Let me tell you about some new opportunities I have found for investment in 2010. I have some unique and creative opportunities to potentially make GREAT RETURNS in even the slowest market!


The current bank lending environment (or lack thereof) has presented some unique opportunities for us as investors. Me and many of the investors reading this have made good money doing select Interim construction loans and Model Home Leaseback Investments with builders. You may not know a lot about either of these very creative ways to make money investing in real estate. I can teach you the pros and cons if you are seeking some new and exciting opportunities to make money in 2010. There is risk but the best news I give you to start the New Year is that my advice and experience is always free!


The two opportunities we are focusing on to start the New Year are:



Model Home Leasebacks - Probably the least known and least troublesome ways to make money in real estate that you have never heard of.


Interim Construction Loans - Perfect for investors who can't qualify for a traditional real estate loan OR simply don't want the hassle of going through the mortgage loan process.


It is important to look beyond the advertising clutter in real estate investing in 2010. Today's advertising mantra for investors is "Foreclosures, REO's, Foreclosures, REO's". I would challenge you not to follow this herd in the coming year and get caught up in a "high maintenance" investment of this type. There are many other creative opportunities to invest without exposing yourself to all the unknown expenses Foreclosures and REO's can bring.


Take a look at some NEW investing niches that are out of the main stream that can provide you higher return investments with good monthly cash flow streams and LIMITED expense risk.

18% on Your Money Interim Construction Loans
- Paid monthly per builder - Investments range from $20,000 to$100,000. For about the size of a down payment you can invest in new construction that is "PRE_SOLD" to qualified buyers. As soon as it is built you get your investment back and can do another one or invest in something else.



$1200/mo Flat Fee Interim Construction Loans - Paid monthly per builder - Investments range from $85,000 to $105,000. You loan money in 4 increments and get the same amount monthly regardless of the amount you have out on loan. Returns are superb. Call me for full details on this one.



$1000/mo + Model Home Leaseback Cash Flow from $179,000- Paid Monthly by builder - You get a PREMIUM monthly rent payment from the builder. The builder takes care of all normal operational expenses and you collect the rent. The builder IS the tenant. Opportunities available from the high 100's in Austin, San Antonio and Houston. Great way to invest if you want a truly no hassle real estate investment with a built in tenant and cash flow from DAY ONE!
